Insulation, fire doors and mains linked smoke alarms to meet building regs, then wiring, lighting, heating and the plumbing for an en suite if you're having one. After that it's plastering, flooring, doors and decorating. You get the building control completion certificate at the end, which you'll need when you sell.

Is my loft tall enough to convert?

As a rule of thumb you want around 2.2 metres from the top of the existing ceiling joists to the ridge, measured at the highest point. Less than that doesn't always rule it out, because a dormer can add usable height, but it does change the design and the cost. It's the first thing we measure at the survey.

Do I need planning permission for a loft conversion in Exeter?

Often not. Many loft conversions fall under permitted development if they stay within the volume limits and don't extend beyond the front roof slope. You're more likely to need permission if you're in one of Exeter's conservation areas, if the house is listed, if it's a flat or maisonette, or if permitted development rights were removed when the estate was built, which happens on newer developments. We check it before any work is priced.

Do loft conversions need building regulations approval?

Yes, always. Building regs cover the structure, fire escape, insulation, stairs and head height. We handle the application with building control and you get a completion certificate at the end. Without one you'll hit problems when you sell, and the room can't legally be called a bedroom.

How long does a loft conversion take?

Most take around 6 to 10 weeks on site once plans and approvals are through, and the approvals themselves take a few weeks before that. A straightforward rooflight conversion is quicker. Hip to gable and mansard conversions, or anything with an en suite, take longer. You'll get the timescale in writing with the quote.
